1289 Gympie Road, Aspley — Commercial Demolition
$380,000 commercial shopping centre demolition for Hutchinson Builders. Eight separate tenancies. Standalone tilt panels removed by 100-tonne crane. Site cleared and build-ready.
Situated on one of Brisbane’s busiest arterial roads, the project at 1289 Gympie Road demanded precision planning, strict safety protocols, and seamless coordination with one of Australia’s leading commercial builders.
The result? A flawless demolition of a multi-tenancy shopping centre — eight separate fit-outs stripped, standalone tilt panels crane-lifted, and the entire site cleared and prepared for redevelopment. Another 5-star project for Hutchinson Builders.
The Challenge & Project Scope
The most technically demanding element was a standalone tilt panel structure that posed serious safety risks during removal. Coastal brought in a 100-tonne crane combined with precision concrete cutting to dismantle the panels safely and methodically — a process that required careful engineering assessment and staged demolition sequencing.
Before external demolition could begin, the internal strip-out phase involved removing eight separate tenancy fit-outs — suspended ceilings, plasterboard walls, HVAC systems, electrical infrastructure, plumbing, and flooring across the entire complex.
Project Scope
- Full commercial demolition of a multi-tenancy shopping centre
- Eight separate tenancies stripped and demolished
- Standalone tilt panel removal using 100T crane + concrete cutting
- Asbestos audit and safe removal of identified ACMs
- Full services disconnection and capping
- Material separation and recycling (85%+ salvage rate)
- Site cleared and prepared for redevelopment
The Strip-Out Phase
The internal strip-out was a significant undertaking in its own right. With eight separate tenancies — each with unique fit-outs, ceiling systems, wall configurations, and services — the Coastal crew worked methodically through each space.
Suspended ceiling grids, plasterboard partition walls, insulation, HVAC ducting, electrical conduit, and floor coverings were all removed and separated for recycling. Every material stream was handled according to Coastal’s waste management protocols, ensuring maximum diversion from landfill.
The team maintained full PPE compliance throughout, with respiratory protection mandatory during dusty strip-out phases and all workers briefed on asbestos awareness protocols before entering each tenancy.
Equipment & Mobilisation
Coastal deployed their full in-house fleet for this project — from compact Kubota excavators for internal strip-out work to the 100-tonne crane for tilt panel removal. Every piece of equipment is owned and operated by Coastal, meaning no delays waiting on third-party hire and complete control over scheduling and safety.
The ability to self-perform every aspect of the demolition — from internal strip-out through to structural demolition, crane work, and site remediation — is what sets Coastal apart on large-scale commercial projects. Hutchinson Builders didn’t need to coordinate multiple subcontractors. One contractor. One point of contact. One team that delivers.
Gympie Road & Brisbane’s Northern Corridor
The demolition at 1289 Gympie Road is part of a broader wave of commercial redevelopment transforming Brisbane’s northern corridor. Aspley, located just 12 kilometres north of the CBD, has become a focal point for urban renewal — driven by population growth, infrastructure investment, and proximity to major transport links.
Gympie Road is one of Brisbane’s most significant arterial roads, connecting the northern suburbs to the CBD and serving as a key commercial corridor through Aspley, Chermside, Kedron, and beyond. The corridor has seen accelerating redevelopment activity as ageing commercial properties — many built in the 1970s and 1980s — are demolished to make way for modern mixed-use developments, medical precincts, and contemporary retail centres.
The Aspley Hypermarket precinct nearby, the ongoing transformation of Chermside into Brisbane’s second CBD, and major infrastructure projects including the Northern Transitway and upgrades to the Gympie Road–Rode Road interchange are all fuelling demand for commercial demolition services across Brisbane’s northside.
For developers and builders working in this corridor, having a demolition contractor who understands the complexities of high-traffic arterial road sites — traffic management, noise restrictions, neighbouring business considerations, and council requirements — is essential. Coastal Demolitions has now completed multiple commercial projects across Brisbane’s northern suburbs, establishing themselves as the go-to demolition partner for builders like Hutchinson.
