Mermaid Beach is one of the Gold Coast’s most sought-after beachside suburbs—and this dual-lot project at 74 Hedges Avenue and 6 Hilda Street was one of our most complex residential demolitions to date.

Two substantial houses on adjacent corner lots, both requiring full asbestos remediation before the structures could come down. Both properties sat at different levels with multiple split sections, creating challenging structural conditions that demanded careful planning and execution.

Project Scope & Demolition Process

This project required Coastal Demolitions to manage the complete demolition of two separate dwellings across adjacent lots on a prominent corner in Mermaid Beach—just metres from the beach. The site sat within a high-value residential streetscape surrounded by multi-million dollar homes, meaning every stage of the project had to be planned with precision, safety, and minimal disruption to neighbouring properties.

Asbestos Remediation

Before any demolition work could begin, both properties underwent full asbestos assessments. As expected for houses of this era on the Gold Coast, asbestos-containing materials were identified throughout—in eaves, wall cladding, wet areas, and roofing materials. Our Class A licensed asbestos removal team completed the full asbestos strip under controlled conditions, with all materials safely removed, wrapped, and transported to licensed disposal facilities under our EPA Transport Licence. Air monitoring was conducted throughout to ensure compliance with Workplace Health and Safety Queensland requirements.

Structural Demolition

With asbestos clearance certificates issued, the structural demolition phase commenced. Both properties presented unique challenges—multiple split levels, different foundation heights between the two lots, and proximity to boundary fences and neighbouring structures. Our crew used a combination of mechanical demolition with our fleet of excavators, systematically working through roof structures, wall framing, and foundations. The houses were pushed over in spectacular fashion—a controlled method that brings the structure down efficiently while keeping the site contained.

Site Clearance & Recycling

Following demolition, all materials were sorted on-site for recycling. Timber, steel, concrete, and other salvageable materials were separated and directed to appropriate recycling facilities—consistent with our commitment to recycling 85% of all demolition salvage. The sites were cleared of all debris, foundations were removed, and the land was graded clean and level—ready for the next development in this premium beachside location.
